Overview

Network and low-voltage work is easy to leave until move-in week, and that is exactly when it becomes expensive. Cable pathways, backboxes, and IT room power and cooling all have to be in place before ceilings and walls close. Planning them with the rest of the build-out avoids opening finished surfaces later.

We coordinate structured cabling and low-voltage systems with qualified low-voltage contractors under the general contract, including Category-rated copper and fiber cabling installed to TIA structured cabling standards, telecom rooms, wireless access point locations, access control, security cameras, and conference room AV rough-in.

Cable installed in air-handling ceiling spaces generally has to be plenum-rated, and abandoned cable from previous tenants often has to be removed under the electrical code. Those details are addressed during demolition and rough-in rather than at inspection.

When should cabling be planned in a build-out?

During design. Drop locations, IT room size, and pathways affect framing, electrical, and HVAC, so they should be settled before construction starts.

Do we have to remove the old tenant's cabling?

Abandoned cable left in ceilings is generally required to be removed, and removing it during demolition is far easier than after ceilings are finished.

Can you coordinate with our IT provider?

Yes. We commonly work alongside a tenant’s IT vendor, building the pathways, rooms, and power they need while they handle network equipment and configuration.
