Overview

Plumbing is one of the least flexible parts of a tenant improvement. Fixtures have to reach existing waste stacks with enough slope, new restrooms have to meet accessibility requirements, and in multi-story buildings the work often has to be coordinated with the tenant below. Where plumbing can go should be settled before the floor plan is finalized.

We build and renovate restrooms, break rooms, pantries, and specialty plumbing for commercial tenants, with licensed plumbers working under the general contract. Restroom layouts are checked against the 2010 ADA Standards for clearances, grab bars, fixture heights, and turning space, and fixture counts are confirmed against the occupancy the space is permitted for.

Each market has its own rules to follow: Chicago has its own plumbing code, New York City work follows the NYC Plumbing Code, and Florida projects follow the Florida Building Code, Plumbing. Restaurant and medical tenants often add grease interceptors, hand sinks, or specialty drainage that must be designed in early.

Do new restrooms have to be ADA accessible?

Restrooms built or altered as part of a commercial project are generally required to comply with accessibility standards. Existing restrooms that serve an altered area may also need upgrades, which is worth reviewing before design is finalized.

Can I add a restroom anywhere in my space?

Location is limited by access to existing waste stacks and the slope needed to reach them. Restrooms placed far from stacks may need raised floors, pumps, or work in the space below, all of which add cost.

How many restrooms does my space need?

Required fixture counts depend on the occupancy type and permitted occupant load. We confirm the count with the design team during planning.
